This spring I posted about the low housing inventory the Aberdeen area was experiencing. As the ground thawed so did the market. Now, on any given day, we have over 220 active listings (in Aberdeen alone).
Though sellers express discouragement when their home doesn’t sell right away, surprisingly we are seeing very little change in Days on Market for SOLD listings. Days on Market is holding at steady at over 100 days. We’re no longer in a market where homes are selling in the first week unless it’s a very, very hot property (priced right, impeccable condition, outstanding location and no contingencies).
Average home price for August was $158,688. The Year-to-Date average home price is up from this time last year by a couple thousand dollars at $161,560, but down from the 2013 total.
